CONDO OVERVIEW

*** My reviews across all my properties support that my #1 goal is delivering an awesome beach vacation for my guests. This starts with a sparkling clean condo and fast, excellent customer service. If you need anything at all, or if something is not right, I am quick to respond! I’ve tried to think of everything that my family and my guests would want in a beach rental. Vacation rentals are my passion, and I am always trying to improve the guest experience so suggestions are welcome!

* This 2nd floor 2 bedroom/2 bath condo at Majestic Sun offers views of the Emerald Coast from the living room, the master bedroom, and the oversized balcony.

*A new, 6-seater golf cart is included with this property, which is a $150/day value (based on local rental rates). The golf cart is perfect for shuttling people to the beach or cruising to the numerous restaurants in the area. The beach front road, Scenic Highway 98, is very safe and golf cart friendly.

* This 2BR/2BA condo is bright, beachy, spacious, and comfortable ( Sleeps 7). It is fully stocked with "more than the basics" so you and your group can prepare delicious meals while overlooking the Gulf of Mexico in your home away from home. The living room has a Queen sleeper sofa, plenty of seating, beachy decor, a large 55" Smart TV with cable and streaming access, and, best of all, those HUGE Gulf views! The attached balcony space offers room for dining and relaxing while you soak in the sights and sounds of the Emerald Coast.

* Adjacent to the living room, the master bedroom features a King bed, Gulf views, a Smart TV, and a large closet and bathroom. Down the hall, there is a washer and dryer with plenty of laundry supplies for your stay. The guest bedroom has a Queen bed, 32" TV, private closet, and private bathroom.

SLEEPING ARRANGEMENTS (SLEEPS 7):

– Master Bedroom: KING Bed, Private Bathroom with Shower and Tub (sleeps 2)
– Guest Bedroom: QUEEN bed, Private Bathroom with Shower and Tub (sleeps 2)

THE NEIGHBORHOOD

** Majestic Sun is part of the Seascape Beach Resort with an 18 hole golf course, tennis facility, and 2000' of beach front.
**MANY restaurants within walking distance including:
– Cabana Cafe ( Open Late!), Royal Palm Grille, Whale's Tail, Surf Hut, Pompano Joe's
– Seascape Town Center: 2 Birds Cafe, Acme Oyster House, Mezcal Mexican Grill, Moo La- La, Thrills Arcade and Laser Tag
* Silver Sands Outlet Mall is less than 2 miles away and has loads of shopping and dining

The swimmers and snorkelers in your group should check out Dolphin Reef that is located 700 feet straight out from the Miramar Regional Public Beach access (by Pompano Joe's). The Reef is around 10-15 feet deep.

✹ NO PARTIES OR LOUD MUSIC – Occupancy and noise limits are strongly enforced by local authorities and subject to fines.
✹ BOOKING GUEST MUST BE 25+ AND PRESENT DURING THE WHOLE STAY – In the event of a disturbance, property security or local police will be called.
✹ CANCELLATION POLICY: One hundred percent (100%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued unless travel insurance has been purchased. In the event of a cancellation, the 3% Credit Card Processing Fee is NON-REFUNDABLE.
>PLEASE NOTE: In the event you need to cancel inside of the cancellation window, please just let me know, and I will do my best to work with you. I am often able to rebook the dates and provide a refund.
✹ Majestic Sun was built in 2004, and building management provides excellent maintenance service and routine structural and building inspections.

My properties are all incredibly well stocked. I provide the following:

• A fully stocked kitchen with plenty of pots, pans, cooking eating materials, Tupperware, Ziploc bags, tin foil, and coffee/tea bar
• 3 rolls of paper towels
• Dish soap
• Hand soap
• Sponge
• Cleaning supplies
• 7+ dish detergent pods
• 7+ trash bags
• Coffee, tea, sugars, coffee filters
• Starter spices and olive oil
• 7+ Tide Pods
• Plenty of dryer sheets

For EACH bedrooms and bathroom:
• High quality bedding that is washed and dried at high temperatures
• 4 pillows
• Extra blanket
• 4 bath towels, multiple hand and wash towels
• One travel-sized shampoo, conditioner, body wash, soap, lotion, toothpaste, mouth wash, amenity kit
• 3 rolls of toilet paper
• Hair dryer

For beach gear:
• 4 folding, backpack beach chairs
• 6 beach towels
• A few beach toys
• 7 foot umbrella
• Small beach bag
